In return we will be pleased to hold your selected property for a period of six weeks during which time you will have the opportunity to visit the property and travel extensively around the area. Should you change your mind for any reason during the six weeks then your deposit will be refunded in full. Should you choose an alternative property during your visit then the deposit is fully transferable to the property of your choice. If after your visit you decide not to purchase a property in Molise, then your deposit will be refunded. All major credit / debit cards are accepted toward the deposit.

Your host in the village is Signore Giulio Sansone, who with his wife Mary have opened one of the first B&Bs in the village. They have restored one of the larger village houses and it is now a 3star superior B&B, with an acclaimed restaurant which boasts of an excellent wine cellar.

Giulio is also the president of A-T-M (Associazione Turistica Molisina) an association which takes care of the promotion for Molise Tourism throughout Europe. He is personally involved with the promotion of this project and he has the full official support of both the mayor and the town architect. They will guarantee you a warm welcome and success with your new home and/or business in Sant' Angelo. Giulio speaks very good English, as does the mayor, Signore Luigi Sansone,having both lived in New York and London. Mayor Luigi Sansone is also the current president of one of the largest banks in Campobasso, the capital of the area and is very well respected throughout the region.

PHASE ONE FOR SALE - PRICES:

The village houses are for sale at reasonable prices from only a few thousand euros plus legal fees (Notary costs approximately 1500€), our agency’s feesare also included. Refurbishment costs are estimated by the local commune's town planning officer, who with ourselves will also be responsible for the supervision of your refurbishments. The refurbishment to include new ceilings with beams where applicable, tiled floors, new door and window frames, new plumbing and bathroom and rewired to EC building regulations.

Phase one is 25 village houses varying for 56 to 180 square metres (gross size of outside wall)

You can arrange and supervise your own refurbishment and use your own ‘hands on’ building experience if you have any, but the use of local labour to work with you should be used. Once you have paid for your chosen property it is yours and registered to you as the owner. You can then refurbish at the pace you want to and as your budget allows.

We will also assist you with opening your Italian bank account, obtaining your 'codice fiscal' (financial registration which you must have in Italy) building permissions and residential permits.

There is no IVA (VAT) on the sale price. All properties bought will come with security of tenure and full planning permission for the refurbishment via the local comune.

The village is already moving fast, good roads exist and the local comune continues to invest in its development proving their commitment and faith in the project . The buyers at this juncture in time are the Italians themselves, coming from the cities such as Rome and Naples. The village is very charming and has fabulous views; it is 50 minutes from the winter ski slopes and 55 minutes from the coast.

Due to the low cost of purchasing and refurbishing the properties we are confident a 5% to 7% return on your investment is easily obtainable and this is ignoring the increase of values of the property as and when it is refurbished and the project gains momentum.

Should they wish to do so, existing and future owners may become part of a 'rental consortium' that will actively market and promote local B & Bs and holiday rentals. This is known in Italy as a 'ALBERGO DIFFUSO', an innovative concept of hospitality that was launched in the early 80's as a means of reviving small, historic Italian villages and town centres off the usual tourist track. Almost impossible to translate literally into English, the “widespread hotel” is conceived as a hotel that is not in a single block, but converted out of various historic buildings in a small community.
